The purpose of roof coating is to protect the roof from the sun. Roof coating does not keep water out of your home and will not repair a leak if one exists. Without the roof coating the roof will deteriorate more quickly and result in premature leakage, but it is the job of the roof and the flashings to do the work of keeping you dry.
That is why any quality roof coating project involves extensive preparation work before the coating is applied. This involves re-sealing the penetrations, repairing the flashings, identifying and repairing any cracks or openings in the roofing material, and thoroughly cleaning the roof surface prior to application of the coating. This prep work often makes the project more expensive, but is the difference between a quality project that prevents leaks and one that doesn't.
Typically a built-up roof will need routine maintenance and re-coating every 4-6 years. Ponding areas may need more frequent re-coating and built-up roofs should be checked at least once a year for developing issues.
